Building Surveying & Technical Due Diligence
Know the condition, risks and future costs of a building before you buy, fund, lease or sell it, while there is still time to act on what we find.

Overview
Risk understood
before you commit
Atlas inspect the structure, fabric and building services of a property and report its condition, compliance, risk and future spend in clear commercial terms.
A good report does more than list defects. It tells you which issues matter to the transaction, what they are likely to cost and when, so you can reflect them in the price, the terms or your business plan.
We report for acquisitions, investment, funding, leasing and sales, working directly with investors, lenders, occupiers and vendors, and alongside their solicitors and agents.

FAQ
Common
questions
Something else you would like to know? Our directors are happy to talk through your transaction.
Speak to a directorWhat is technical due diligence?
An independent inspection of a building’s structure, fabric and services, with a report on its condition, compliance, risks and likely future costs. It is usually commissioned before a purchase, lease, loan or sale, so the people making the decision know what they are taking on.
When should I commission a TDD report?
As early in the transaction as you can, and before exchange or signing a lease. The findings are most useful while there is still time to negotiate on price, terms or repairing obligations.
What is in the report?
An executive summary of the key risks and costs in plain language, followed by detailed findings on the structure, fabric, building services and compliance, and a forecast of repairs and capital expenditure.
Do you report for vendors as well as buyers?
Yes. Our vendor reports are prepared to the level of materiality a purchaser needs, and we can update them quickly if a sale takes longer than planned.
Do you cover building services as well as the building itself?
Yes. Our building surveyors work alongside our MEP engineers, so the structure, fabric and mechanical, electrical and public health services are covered by one team.
Can you survey a portfolio?
Yes. Each asset is reported in a consistent format, so risks and costs can be compared across the portfolio.
